We manage apartment buildings and residential complexes professionally, on the experience of having run them since 2010. Today we are responsible for more than 3.000 independent units.

A specialist team
Management is not simply bookkeeping. Our team includes a mechanical engineer, a finance specialist, a human resources lead and a court-appointed expert in facility management. In a single week a building can produce a boiler fault, a severance calculation and an enforcement file; each needs different expertise.
Not a dressing, a cure
The easy thing in management is to patch a fault and move on. We prefer to find the cause and fix it. Among the things we have developed over the years:
- An early warning system against flooding
- Arrangements so that a common-area power cut does not take every system down
- Methods for blocked drainage that are not in common use
- Round-the-clock generator fuel supply during long outages
- Same-day response to electrical faults
- Pursuing the utilities and the council for a lasting fix where flooding originates with them
- Energy performance certificates, calorimeter inspections and risk assessments
- Legal recovery of long-standing arrears
Two ways of working
1. We are appointed as manager. If the assembly elects us, we take on the duties the law and the management plan place on the manager for one year. An auditor elected from among the owners audits us every three months.
2. We work alongside your own manager. We contract with the manager or board you elect, and the services are carried out by us under that authority. Here we are answerable to the board, and the same quarterly audit applies.
How we start
In every building we take on we begin with a written condition survey: the state of common areas, existing contracts, staff, the fixed-asset inventory, the last dates of statutory inspections and the debts being carried over.
That survey goes to the owners in writing. The point is simple: to separate clearly what we inherited from what happens on our watch.
What we do differently
The building's money stays in the building's account
Collected charges sit in a bank account opened in the name of the property, not in the management company's account. That is an obligation the Condominium Law places on the manager, and we apply it without exception.
We build our software, we do not licence it
Most firms in this sector licence an off-the-shelf system and work within its limits. We built NovaBina ourselves, so when a complex we manage wants a different report or a process of its own, we can add it.
We publish the law as information
Our legal guide is open to people who are not clients. Owners knowing their rights and a manager's duties makes our job easier, not harder.
We take on the liability
A manager is liable to the owners as an agent. In volunteer management that liability sits with your neighbour, and when a lift inspection is missed or a dismissal is handled badly, they carry the consequence personally.
That is the clearest benefit of professional management: the liability passes to a legal entity that does this for a living.
