Winter Preparation Checklist for Apartment Buildings

Most faults that appear in winter are the result of maintenance not done in autumn. Emergency work during the season costs more and affects residents directly.

Heating system

  • Cleaning the boiler and removing soot
  • Burner servicing and combustion adjustment: correct settings save a noticeable amount of fuel
  • Flue cleaning and flue gas measurement
  • Checking the safety valve, thermostat and pressure gauge
  • Checking circulation pumps
  • Bleeding the radiators
  • Planning the fuel stock at the start of the season

Water services

  • Insulating pipework on external walls and in open areas: freezing is the commonest cause of bursts
  • Draining the garden irrigation system
  • Water tank cleaning and analysis certificate
  • Booster pump servicing

Roof and facade

  • Checking the roof covering and gutters
  • Clearing the downpipes: a blocked pipe leads to damp on the facade
  • Checking for broken glass, loose cladding and the base of chimneys

Snow and ice

  • Obtaining the salt stock before the season
  • Checking shovels and snow-clearing equipment
  • Setting the order of priority: ramps, footpaths and fire exits
  • Giving the caretaker written instructions

Slip injuries caused by ice are among the most frequent liability claims against building managements. Salting before the snowfall is both effective and evidence that proper care was taken.

  • Checking the lighting: faults are felt more as the days shorten
  • Generator fuel level and a start-up test
  • Refill dates on fire extinguishers
  • Confirming the date of the lift’s statutory inspection
