Managing large developments
Unlike Göztepe or Kadıköy, Ataşehir’s building stock consists largely of multi-block developments, and that scale brings two additional difficulties.
The first is collective-structure governance: the powers of the block assemblies and those of the site representatives’ assembly are set out separately in the Condominium Law. When it is unclear which decisions belong at block level and which at site level, the decisions taken are open to challenge.
The second is operating shared facilities: pools, gyms, generators and car parks each need their own cost line, maintenance calendar and rules of use.
At this scale digital infrastructure is not a convenience but a necessity; the charges and announcements for hundreds of units cannot be run by hand.
