Maltepe holds large-scale developments along the shore alongside older apartment stock inland. The two call for entirely different approaches.
In developments with facilities, operating cost is the issue
Most of the large developments in Maltepe have a pool, a gym, covered parking, a generator and round-the-clock security. Those facilities are what make the development desirable, and they are also most of the service charge.
The problem we meet often is that their operating costs are not tracked separately. When the seasonal chemical and staffing cost of the pool, the fuel and servicing of the generator and the true shift cost of security all dissolve into one “general expenses” line, owners cannot see where their money goes and every meeting turns into an argument.
In the developments we manage, each shared facility is reported under its own cost line. Beyond ending the argument, that has a concrete benefit: once the cost of a facility is visible, owners can make an informed decision about it.
Salt air along the shore
In buildings near the sea, salt-laden humid air wears metalwork noticeably faster than inland. Railings, external window frames, air-conditioning units, garage doors and the gear in the lift machine room are all directly affected.
For these buildings we add corrosion control as a separate item in the maintenance calendar. Protective and paint work done on time costs far less than the wholesale replacement that follows.
Neighbourhoods under regeneration
Regeneration continues in areas such as Başıbüyük and Gülsuyu. In buildings handed over after redevelopment, the developer handover, missing items in the common areas and defects still under warranty are the management’s real work in the first year. We record those findings in writing and pursue them on the owners’ behalf.
