We manage six apartment buildings and complexes in Feneryolu. The oldest of them has been with us for 8 years. This page describes our experience in Feneryolu, the properties we manage and what you should expect from a management company.
Why continuity matters in management
The value of managing a building for years shows less in individual jobs than in the accumulated record. When a manager changes, the first thing lost is usually the history: which maintenance was done and when, on what terms staff are employed, who holds which owner’s proxy, which decision was taken at which assembly.
The Condominium Law makes keeping these records the manager’s duty. The manager writes assembly decisions, a summary of notices and the expenses into the ledger, keeps the documents and has the ledger closed at a notary every January. In a dispute, the decision ledger is the first document a court asks for. How the ledgers are kept is explained in The Ledgers a Building Must Keep by Law, and the manager’s duties and liability in Appointing a Manager and the Manager’s Duties.
Working with the same team year after year means these records are kept without a break, and owners are not asked to answer the same questions again each year.

Assemblies and decisions
The owners’ assembly meets at least once a year, in the first month of the calendar year unless the management plan sets another time. The quorum looks at both the number of owners and their land shares, and decisions taken after an improperly convened meeting can be annulled. The detail is in The Owners’ Assembly, Meetings and Quorums. In the buildings we manage, the notice, the quorum calculation and the ledger entry are prepared according to these rules.
