In older stock the priority is the absence of records
The commonest situation we find in the district’s older buildings is that no records were ever kept. There is no notarised decision ledger, or it has not been used for years; collection is written by hand into a notebook rather than a ledger; nobody knows when the lift was last inspected.
In those buildings our first job is not to manage but to document what exists. The statutory ledgers are certified, a balance list is drawn up flat by flat, and the last service dates of the technical systems are established. That survey is handed to the owners in writing.
It is dull work, but its value becomes clear the moment a dispute arises or a flat is sold.
In new developments the priority is scale
In Ümraniye’s new developments the problem is the opposite: records exist, but the scale is beyond what can be handled by hand. Charges, announcements and fault requests for hundreds of units do not run on paper.
In those buildings every owner sees their balance, their payments and the status of any request they have raised through NovaBina, while management tracks who owes what and which requests are outstanding in real time.
