Most properties in Şile are used as holiday homes, and that sets building management here completely apart from the rest of Istanbul. For most of the year the site is empty; for a few months it runs at full capacity.
Three consequences of seasonal use
1. Collection becomes irregular. Owners are reluctant to pay in the months they do not use the property. Yet common costs arise all year: security, basic maintenance and insurance continue through the winter. By law an owner must contribute to common expenses even when the unit is not used, but knowing that rule does not by itself produce the money.

2. The empty months are the risky ones. Three things happen in properties left empty over winter: pipework freezes, damp and mould build up, and security weakens. Draining the system at the end of the season, arranging ventilation and running regular winter inspections directly determine what the season opening costs.
3. Opening the season is a project. Commissioning the pool, cleaning and testing the water tank, bringing the landscaping back, pressurising and checking the services: all of it must be finished before the season starts. Preparation that begins when residents arrive means spending the first month of the season fielding complaints.
How we approach it
In holiday developments we run two separate calendars: a winter protection calendar and a season opening calendar. The work done under both is documented and reported to owners, because in these properties most owners have no way of seeing the work with their own eyes. Trust matters even more here.
