One of Istanbul’s oldest settled districts, Üsküdar has a building stock shaped by its history, its steep slopes and its narrow streets. That creates practical problems you do not meet elsewhere.
The real difficulty here is access
In the waterfront neighbourhoods of Kuzguncuk, Çengelköy and Beylerbeyi the streets are narrow; up towards Bulgurlu, Kısıklı and Ferah the ground is steep. Both lead to the same thing: vehicle access is restricted.
In practice that means fuel deliveries to the boiler room, scaffolding for roof repairs, moving parts for a lift overhaul and removing bulky waste either cannot be done without planning or cost twice as much. Work needing a crane or cherry picker may require a road closure permit from the council.
In the Üsküdar buildings we manage we plan this work in batches and at the start of the season; calling out individual service vehicles is the most expensive method here, between waiting time and access.
Historic and listed buildings
The waterfront neighbourhoods of Üsküdar contain a high proportion of listed and protected buildings. In one of those, painting the facade, changing the windows or touching the roof is not a free decision; it requires approval from the Regional Conservation Board.
Even a properly taken assembly decision on improvements will come back to the building as an administrative penalty if it is carried out without permission. In these buildings we research the permit process before the decision is taken and give owners a realistic picture of time and cost.
