Sahrayıcedit is in the Kadıköy district; the name is often written Sahrayıcedid in everyday use. In recent years the neighbourhood has seen new high-rise residential projects with shared facilities. This page explains how management should be set up in new, large-scale complexes and what to expect from a management company.

In a new complex, management starts on day one

When a new complex is delivered everyone is busy moving in, and management is often left unattended in the first months. Yet collecting charges, maintaining the lifts, organising staff and paying common expenses are somebody’s responsibility from day one. In the first weeks:

  • Read the management plan. It binds the owners like a contract and sets the rules specific to the complex.
  • Hold the first owners’ assembly. Decisions taken after an improperly convened meeting can be annulled, and the quorum looks at both the number of owners and their land shares. (The Owners’ Assembly, Meetings and Quorums)
  • Appoint the manager. Mandatory in buildings with eight or more independent units. (Appointing a Manager and the Manager’s Duties)
  • Prepare the ledgers. A decision ledger and an operating ledger are kept, and the ledger is closed at a notary every January. (The Ledgers a Building Must Keep by Law)
  • Produce the first operating budget. With no approved budget, the manager prepares a provisional one and the general assembly decides on it within three months.

What changes in a large complex

In complexes with lifts, a generator, security, a car park and play areas, the number of cost items grows, and each has its own contract, maintenance calendar and statutory check. Three things stand out:

  • Sharing costs correctly. The charge is not split entirely by land share; the costs of the caretaker, boiler attendant, gardener and guard are by law shared equally. This is the most common mistake (How Are Common Expenses and Charges Shared?).
  • Managing staff in an orderly way. The caretaker’s employer is the owners’ assembly; payroll, social security and a written job description are needed (Caretaker Rights and Employer Duties).
  • Tying maintenance to a calendar. Statutory upkeep such as the lift’s yearly periodic inspection is entered in a maintenance calendar (Technical Management).

Frequently asked questions

Which buildings do you manage in Sahrayıcedit?

We manage three properties in Sahrayıcedit: Karakuş Apartmanı, Nuray Apartmanı and Can Apartmanı.

Is it Sahrayıcedit or Sahrayıcedid?

The official spelling of the neighbourhood is Sahrayıcedit; in everyday use and in searches it is often written Sahrayıcedid. This page is written for people looking for either.

Who sets up management in a newly delivered complex?

The starting point is the management plan. In buildings with eight or more independent units, appointing a manager is mandatory (Condominium Law, Article 34); the manager may be one of the owners or a professional management company. At the first assembly the manager is chosen and the first budget and ledgers are prepared.

How are charges set when there is no approved budget yet?

Where there is no approved operating budget, the manager promptly prepares a provisional one and the owners' general assembly decides on it within three months, as proposed or amended. Advances are collected until it is approved.

How is the management fee set?

The fee depends on the number of units, the complex's equipment (lift, generator, security, car park, common areas) and the scope of service requested. We visit the property for a free survey and then give you a firm quote.
